Appraisal Residential Certification

An applicant for a Louisiana Residential Certification must:

  • Complete 200 Classroom Hours of Instruction (Residential Certification Course)**
  • Complete 15 Classroom Hours on the Uniform Standards of Professional Appraisal Practice (USPAP) within the 200 Hours
  • Obtain 250 credit points of appraisal experience within two years of passing the exam.

In Louisiana, there is no state residency requirement to have a Louisiana Appraiser's Certification. You are required to be a United States Citizen or a Legal Alien.
   
The Real Estate Residential Certification Process:
  A Step-By-Step Guide

   
Step 1
: Register for Residential Certification Course

Refer to the "Course Listing" button on the right side of this page.  You may register by calling one of our Customer Service Representatives at 456-1785 in the Greater New Orleans Area or Toll Free at 1-800-257-2741. 

Step 2: Submit Your Residential Certification Application to the Louisiana Real Estate Appraisers State Board of Certification 
We give you the License Application in Class and share with you how to fill it out, where to send it, and when it is due. You are not allowed to apply for the examination until you have completed your 120 hours.
 
Step 3: Apply with PSI Examination Service to take the Examination 
  
PSI is the national testing service that administers the exam.  You cannot apply with PSI until your application is on file with the Louisiana Real Estate Appraisers State Board of Certification.  Once your application is on file, you will receive an Examination Authorization Form.  You complete this form and either mail, telephone, fax, or send it by the Internet to PSI.  You will then receive a Confirmation Notice from PSI.  With this Confirmation Notice, you then call PSI for a testing appointment.  This entire process can usually be done in 7-10 days.  The exam is given on an ongoing basis several times a week in Metairie and other locations throughout the state.  We will give you this application and show you how to apply for the test in class.

Step 4: Attend the Certification Exam Prep Course (Optional) 
 
Your chances of passing the test increase dramatically by taking this course. Our "official" passing rate from the Louisiana Real Estate Commission fluctuates around 82% over the last year. However, as explained previously, students that follow our complete "Donaldson System" which includes attending the License Exam Prep give themselves the greatest chance of passing the first time.

Step 5: Electronic Submission of your Pass Report to the Appraisal Board 

When you pass the examination (we know you will!), the next step in the Certification Process is the submission of the Pass Report to the Commission. Test results for all candidates who have passed the examination are forwarded by computer to the Board for electronic entry into the applicant's record.

Step 6: Submit Experience Credit Application 
  
Once you have obtained your experience requirements, submit your Experience Credit Application to the Louisiana Real Estate Appraisers State Board of Certification. This is the last step in the process. Once approved, you will be awarded your Residential Certification. 
 
Appraisal General Certification
 
An applicant for a Louisiana General Certification must: 
  • Complete 60 Classroom Hours of Instruction (General Certification Course. This is in addition to the 120 Residential Certification Course)**
  • Complete 15 Classroom Hours on the Uniform Standards of Professional Appraisal Practice--USPAP. (Note: this is completed within the 120 Hour Residential Certification Course)
  • Pass the General Appraisal Examination
  • Obtain 300 credit points of appraisal experience within three years of passing the exam.
    *NOTICE***You must complete the course requirements and pass the State Exam before January 2008, or new requirements go into effect. Anyone not completing the education and test requirement by January 2008 will be required to complete 200 hours of class for Residential Certification and 300 Hours for General Certification.

Step 1: Register for class
Refer to the General Appraisal Course Schedule elsewhere on the "Course Listing" button to the right for a list of courses and dates.
 
Step 2: Submit Application for Appraiser to the LREASBC
Submit your General Appraisal Application to the Louisiana Real Estate Appraisers State Board of Certification.  We have the Application for you when you start class and will explain it to you.
 
Step 3: Register for the Test
Register with PSI at 1-800-733-9267 to take the test.  The test is given weekdays at mutually agreed upon times between you and the PSI Testing Service.  You cannot register for the test until you have finished the pre-license course and submitted your application to the Louisiana Real Estate Appraisers State Board of Certification.
Step 4: Get your Certification
The final step! Apply for your experience review with the Appraisal Board.  We will walk you through the process and make sure you get your Certification when all qualifications have been met.
