REQUIREMENTS TO BECOME AN APPRAISER
TRAINEE LICENSE
A real estate appraiser trainee means any person who has been issued a license by the board to appraise properties under the supervision of a licensed general real estate appraiser or residential real estate appraiser.
TRAINEE EDUCATION REQUIREMENTS:
- 75 hours of appraisal education which includes 30 hours in appraisal principles, 30 hours in appraisal procedures, and 15 hours of instruction on the National Uniform Standards of Professional Appraisal Practice (USPAP)
- There is no experience criteria for a trainee
- There is no examination required to become a trainee
CERTIFIED RESIDENTIAL APPRAISER
A residential certified real estate appraiser means any person who holds a current, valid license issued by the board to appraise one to four residential units, without regard to transaction value or complexity, and perform appraisals of other types of real estate having a transaction value of two hundred fifty thousand dollars or less. This includes the appraisal of vacant or unimproved land that is utilized for one to four family residential units.
CERTIFIED RESIDENTIAL APPRAISER REQUIREMENTS:
- 200 hours of approved education including the AQB’s core curriculum & a bachelor’s degree or higher from an accredited college or university
- A minimum of 2500 hours of appraisal experience in no fewer than 24 months is required. The maximum allowable credit that shall be applied toward the experience requirement in a 12 month period is 1250 hours.
- The education and experience review must first be completed prior to submitting an application for testing. Candidates must successfully complete the Residential Certified Appraiser Examination with a passing score of 75%
CERTIFIED GENERAL APPRAISER
A general certified real estate appraiser means a person who holds a current, valid license issued to him/her by the board for appraisal of all types of real estate regardless of complexity or transaction value.
CERTIFIED GENERAL APPRAISER REQUIREMENTS
- 300 hours of AQB required education including the core curriculum & a bachelor’s degree or higher from an accredited college or university
- A minimum of 3000 hours of appraisal experience in no fewer than 30 months is required. The maximum allowable credit that shall be applied toward the experience requirement in a 12 month period is 1000 hours.
- The education and experience review for a license as a General Certified Real Estate Appraiser must be satisfied prior to submission of the application for testing. Candidates must successfully complete the General Certified Appraiser Examination with a passing score of 75%
